How Much Is a Tree Worth? The NSW Economic Case

A mature tree is not just a tree

It is also, in dollar terms, a substantial asset of the property it sits on. A well-placed mature fig or eucalypt in a Sydney residential street routinely carries amenity value above $20,000. A heritage-listed specimen can hit six figures. Yet most property owners only discover this value when something goes wrong – a storm, a builder, a neighbour with a chainsaw – and they need to claim against an insurer, council or another party.

This post is about why those numbers exist, what they actually represent, and how to put a defensible value on a specific tree in NSW.

Where the dollar value comes from

The value of a tree under Australian arboricultural valuation practice is built from five components multiplied together:

  1. Base value from trunk cross-section area (calculated from the DBH – trunk diameter at 1.4 m above ground) times a regional unit value per square centimetre, typically $13/cm² in the Sydney basin.
  2. Species factor reflecting suitability, structure and longevity. Premium feature trees (mature fig, large gum, brushbox) carry full factors; declared weed species (camphor, willow) are heavily penalised.
  3. Condition factor reflecting current health and structural integrity.
  4. Useful Life Expectancy factor – how long the tree is realistically expected to remain on site under normal management.
  5. Location factor reflecting amenity contribution – prominent street tree scores higher than a screen tree at the back of a paddock.

This is the STEM (Standard Tree Evaluation Method) framework developed at Burnley College, University of Melbourne. It is the most widely used Australian arboricultural valuation method – referenced by NSW councils, the Land & Environment Court, and insurance assessors.

When you need a number

Insurance claim

Storm damage, builder negligence, neighbour disputes – any of these may give rise to an insurance claim where the insurer needs a certified figure to settle on. The indicative figure from a calculator is a starting point; the certified written valuation from a qualified consulting arborist is what the insurer assesses.

NSW Land & Environment Court matters

The Trees (Disputes Between Neighbours) Act 2006 governs neighbour-tree disputes in NSW. Cases involving damaged or removed trees require expert evidence on tree value, normally STEM with a CTLA cross-check for high-value matters.

Council compensation for unauthorised removal

If a tree on council land or a council-protected tree was removed without consent, council seeks compensation calculated from a tree value. An independent figure provides the basis for negotiation against council's own calculation.

Pre-purchase due diligence

Mature trees on a property add real value. Knowing that figure helps frame the purchase decision, particularly if construction is planned that may require their removal.

Construction bond calculation

Most NSW councils condition DAs on a tree-protection bond sized from the value of retained trees. An independent valuation helps you check whether the council figure is reasonable.

Worked example: a mature fig in a Sydney street

Suppose your tree is a mature Hill's Weeping Fig (Ficus microcarpa var. hillii) with a DBH of 900 mm, healthy, in a prominent street position. Apply STEM:

  • Trunk area: pi × (450 mm)² converted to cm² = ~636 cm²
  • Base value: 636 × $13 = $8,268
  • Species factor: premium (1.00)
  • Condition factor: good (0.85)
  • ULE factor: 40+ years (1.00)
  • Location factor: prominent street (1.00)

Indicative STEM value: $7,030 (rounded), with +30% if heritage-listed taking it to $9,140. CTLA cross-check would typically come in slightly higher again given the replacement-cost anchor for mature figs.

If your tree was damaged or removed

  1. Photograph the tree (or what remains of it) from multiple angles, with date-stamped photographs. Establish the visual record.
  2. Retain all related documentation – contractor invoices, neighbour communications, insurer correspondence.
  3. Run the indicative calculator to see if the value justifies pursuing a formal claim.
  4. Engage a qualified consulting arborist for a certified written valuation. This becomes the evidence base.
  5. Get legal advice on the claim path – insurance, NSW LEC, NCAT, or council-mediated.

NSW civil-claim limitation is generally six years from when the damage was reasonably discoverable. Tree decline often becomes evident 1-3 years post-damage, so the clock may not have started when you assume.

Why is regional NSW value lower than Sydney?

The unit value per cm² of trunk cross-section reflects local replacement-tree market conditions and amenity-value benchmarks. Sydney basin is the high end; regional NSW typically uses $8-$11/cm² reflecting lower replacement costs and lower comparative amenity demand.
