Arborist for Architects, Town Planners & Design Consultancies NSW — GIS-Ready Tree Data into Your CAD, Revit or ArchiCAD Environment
Architects, town planners and design consultancies need arboriculture integrated into the design workflow, not delivered as a PDF that arrives after the design is locked. We deliver Preliminary Arboricultural Reports at concept-design stage (so trees inform the design, not constrain it after the fact), survey-grade GIS-ready spatial data in the formats your CAD environment actually imports (DWG, GeoPackage, Shapefile, KMZ), AIA reports for DA submission, and Project Arborist supervision for the construction phase. Licensed NSW Builder credential means the constructability conversations with your engineering team make sense.
PAR design-stage · CAD-ready GIS data · AS 4970-2025Arboriculture should inform the design at concept stage — not arrive as an obstacle after the design is locked
The single most common cause of design-stage friction between architects and arborists is the same problem: the arborist gets engaged too late. The client commissions the AIA when the DA is being prepared. The arborist arrives, runs the AS 4970-2025 numbers, and discovers a Tree Protection Zone that conflicts with the proposed building envelope, a hollow-bearing tree the consent will require retained, or an encroachment classification that pushes the design into “Major” territory and forces a redesign. The architect has to go back to the drawings; the client gets the bill for both the AIA and the architectural rework; and the relationship between the architect and the arborist takes the friction the situation should never have generated.
The fix is upstream. A Preliminary Arboricultural Report (PAR) commissioned at concept-design stage gives the architect the constraints to design around before the design is locked. Combined with survey-grade GIS-ready tree data delivered in CAD / Revit / ArchiCAD-compatible formats, the trees become a design input from day one rather than a post-design obstacle. Combined PAR + AIA cost typically lands close to a single-stage AIA — the design-stage advantage at no real premium.
Where architects, planners and design consultancies engage us
- “Our client’s site has mature trees — what are we designing around?” — concept-stage Preliminary Arboricultural Report (PAR): tree inventory, NRZ/TPZ envelopes, encroachment classification on the proposed concept, show-stoppers flagged. From $1,500 + GST, 2-week turnaround. The smart-design move.
- “We need survey-grade tree positions importable into our CAD / Revit / ArchiCAD environment” — Tree Surveys + GIS with Trimble R2 + RTX (cm-level positioning), deliverables in DWG (layer-structured for CAD), GeoPackage, Shapefile, KMZ, GeoJSON, CSV / Excel. Drops directly into the architect’s design environment.
- “The DA is ready — we need the AIA” — AIA at DA stage, AS 4970-2025 compliant, with Tree Protection Plan and Specification bundled. From $1,800 + GST. Combined with prior PAR, the AIA delivery is faster and cheaper.
- “Our DA proposes mature tree removal and council wants amenity-value documented” — Tree Valuation (Burnley Method) as a chapter inside the AIA or as a separate deliverable. Cost-benefit case becomes defensible.
- “The consent will require a Project Arborist during construction — can you do that too?” — Project Arborist service. Same arborist who wrote the AIA on site through the build — or fresh supervision where the design team wants continuity but the client picks a different supervisor.
- “Our DA conditions trigger habitat offset requirements” — Habitat Creation: carved hollows, salvaged features, nest boxes. AQF5 specifies AND climbs to install.
- “We need an arborist to verify root impacts so the structural engineer can detail the foundations / retaining walls” — in-house Root Investigations using Air Spade. Engineers detail to actual root data, not worst-case.
Referrer relationships matter to us. Architects, town planners and design consultancies that send us work consistently get priority scheduling, named-consultant engagements with continuity of relationship across multiple projects, and a willingness to brief into the design team at the right level — pre-engagement workshops at concept design, joint-review meetings during DA development, sign-offs across construction administration.
The seven services we deliver into architecture, planning & design consultancies
Preliminary Arboricultural Report
The concept-stage diagnostic. Run a PAR before the design is locked: tree inventory with GIS-ready positions, NRZ / TPZ envelopes drawn around the actual root systems, encroachment classification on the proposed concept, show-stoppers flagged. The smart-design move that prevents AIA-stage redesigns.
From $1,500 + GST · 2 weeks
PAR detailsTree Surveys + GIS
Survey-grade tree positions (Trimble R2 + RTX, cm-level accuracy) delivered in DWG (layer-structured for direct CAD import), GeoPackage, Shapefile, KMZ, GeoJSON, CSV / Excel. Drops directly into AutoCAD, Revit, ArchiCAD, BricsCAD, MicroStation. Genuinely uncommon for arborist deliverables — usually a referrer-favourite.
Quoted on site / tree count · 1–2 weeks
Tree Surveys + GIS detailsArboricultural Impact Assessment
DA-stage report, AS 4970-2025 compliant, with Tree Protection Plan and Specification bundled. Combined with prior PAR engagement, the AIA delivery is faster and cheaper because the survey + assessment work already exists.
From $1,800 + GST · 2 weeks / 48hr fast-track
AIA detailsTree Valuation
Burnley Method valuation as a cost-benefit chapter inside major DA submissions where mature tree removal is proposed and council expects amenity-value documentation. Methodology cited, calculation shown, defensible against opposing expert.
From $1,500 + GST single-tree · $2,800 EW format
Valuation detailsProject Arborist
On-site AQF5 supervision through construction. Often follows on from the design-stage engagement (same arborist who wrote the AIA enforces the TPP) — but also commonly engaged fresh where the client wants a different on-site supervisor than the report author.
Fixed-fee on scope, day rate or hourly rate · quoted on supervision frequency
Project Arborist detailsHabitat Creation
Carved hollows, salvaged habitat features, nest box installs for DA conditions on hollow-bearing tree removal. AQF5 specifies AND climbs to install. BAM / BCD compliant close-out documentation for the consent discharge.
From $2,000 + GST single small install
Habitat detailsRoot Investigations (Air Spade)
Non-destructive root exposure for engineering teams — foundations, retaining walls, services trenches. The structural engineer details to actual root data, not worst-case assumptions. In-house, same-week mobilisation, no third-party scheduling.

CAD / Revit / ArchiCAD-ready deliverables
Tree positions delivered in DWG (layer-structured for direct import), GeoPackage, Shapefile, KMZ — not as PDFs your design team has to re-key. Cm-level positioning from Trimble R2 + RTX so the design works against actual coordinates rather than approximate hand-drawn overlays. Drops directly into your design environment, your client’s GIS, or your engineer’s CAD.
PAR + AIA package — design advantage at no real premium
Combined PAR + AIA cost typically lands close to a single-stage AIA — because the AIA reuses the survey, calculation and assessment work the PAR already did. Practically, your client gets the design-stage diagnostic AND the DA-stage compliance report for roughly what they would have paid for the AIA alone. The smart-architect engagement structure.
Licensed Builder — constructability conversations work
Our principal consultant is a Licensed NSW Builder. The conversations with your structural engineer about foundation detailing around root zones, with your project manager about programme implications of protection regimes, and with your client about what’s buildable versus aspirational, all happen in the language those conversations should happen in. No mid-build escalation because the arborist didn’t understand what the engineer was detailing.
Multi-project referrer relationship?
Architects, town planners and design consultancies that refer work consistently get priority scheduling, continuity of named-consultant across projects, and a willingness to brief into the design team at concept-design workshops, DA development reviews, and CA-phase sign-offs. Let us know if you’d like a brief introductory meeting to discuss how we’d structure the relationship.
Heritage / large-block / complex residential project?
For high-end residential, heritage and large-block projects where the tree resource is a primary design driver, a PAR at concept design is the difference between a design that works around the trees and a design that has to be reworked around the trees. The cost of the PAR is usually less than one hour of architectural rework on a finalised drawing set.

Architects & town planners FAQs
How do I make sure trees don’t derail my client’s DA?
Run a PAR at concept design stage, before the design is locked. PARs identify the high-constraint trees, the NRZ / TPZ envelopes the design has to work around, and any show-stoppers (TPZs over the only viable building envelope, hollow-bearing trees requiring retention, encroachment classifications that push the design into Major territory). Architects who run a PAR before the DA rarely get caught by an AIA-stage redesign. PAR is around $1,500 + GST — cheaper than one hour of architectural rework on a finalised drawing set.
Can you deliver the tree data into our CAD / Revit environment?
Yes — this is one of the reasons referrer architects pick us. Tree positions delivered in DWG (layer-structured for direct import into AutoCAD, BricsCAD, MicroStation), GeoPackage, Shapefile, KMZ, GeoJSON, CSV / Excel. cm-level positioning from Trimble R2 + RTX. For Revit / ArchiCAD environments we deliver the underlay drawings the BIM model can reference. If your firm has a specific layer-naming convention, attribute schema, or coordinate system, we’ll match it.
How does a combined PAR + AIA work cost-wise?
The combined PAR + AIA package is structured so the AIA reuses the survey, calculation and assessment work the PAR already completed — the AIA stage is faster and cheaper than starting from scratch. Combined cost typically lands close to what a single-stage AIA alone would cost. Your client gets the design-stage diagnostic AND the DA-stage compliance report for roughly what they’d pay for just the AIA. We bundle the pricing at scoping.
Do you brief into our design team at concept stage?
Yes — routinely. For projects where the tree resource is a design driver (heritage blocks, large-block residential, complex urban infill, public-realm projects), we’ll join concept-design workshops, DA development reviews and CA-phase sign-offs with the design team. Engagement structures from one-off project workshops to ongoing retained referrer relationships.
What about town-planning consultancies?
Town planners typically engage us at the DA preparation stage: AIA for the lodgement, with the methodology, the NRZ/TPZ calculations and the encroachment classification structured to match the council DCP requirements. We work with most Hunter Region councils, Mid North Coast councils, Central Coast councils, and Sydney councils — including DCP-specific requirements where they exist.
Can you support the structural engineer with root data?
Yes — our Root Investigations service uses our in-house Air Spade to expose actual root architecture under proposed foundations, retaining walls and services trenches. The structural engineer detailing to actual root data rather than worst-case assumptions can right-size foundations (cheaper and faster build) or document where retention isn’t structurally compatible with the proposed structure. Most consulting arborists either don’t own the Air Spade kit or sub-contract it — ours is in-house, same-week mobilisation.
What about Tree Valuation as a chapter inside our AIA?
For DA submissions where mature tree removal is proposed and the council expects amenity-value documentation (especially heritage trees, signature site trees, or removals into council-managed adjacent reserve land), we can include a Burnley Method Tree Valuation as a discrete chapter inside the AIA — methodology cited, calculation shown, defensible. Strengthens the cost-benefit case for the consent authority.
What standards do you work to?
AS 4970-2025 (Protection of Trees on Development Sites) for AIA / TPP / PAR. AS 4373 (Pruning of Amenity Trees) for any pruning specifications. Local council DCPs for council-specific requirements. ISA TRAQ for risk assessment work. Burnley Method (Moore 1991, revised) for valuations. Arboriculture Australia Minimum Industry Standards for work-practice baselines.
Trees as a design input. Not a design obstacle.
